If you are married or planning to get married, you know the cost of living is high. Houses in NY have become way overpriced, rent has also increased and is quite ridiculous (especially in Rego Park, Forrest Hills area, 900sq apt for over $1100-without any amenities).

Would you continue to live in NY or would you move out of state, where you can afford a much beautiful and spacious house

Miami beach no doubt. I am and always be in love with it. My eventual destination. 2.5 hours from NY, Eastern Standard Time, virtually no winter. Only drawback is the very humid summers and possible future risk of coastal disaster..

Miami Beach is a great place to live and raise a family. The weather is great, while it is 25 degrees in NY and people are shoveling snow from their cars,I am fortunate enough to wear a T-shirt outside in December and have the option to go for a swim.

The summers aren't that bad, everywhere you go has air conditioning. There could be a possible risk of disaster anywhere. That shouldn't prevent you from living your life.

Consider investing in Miami Beach while the market is hot. It may be a while before you move, in the mean time, invest and let your money double with in a year.

I was offered some preconstructions in the downtown area during the summer. The prices were a bit steep and I didn't want to lock up funds for a year or 2.. Whats going on now? I heard they are taking down the Sheraton bal harbour..

My good family friend Scott Abraham ran for Mayor of Aventura, maybe you heard of him. I was over his place in May and he told me the Sheraton is going down to build condos.

I heard about Sheraton going down on Vse Radio this morning as I was driving to work. I believe they will use half of the space to build condos and half for hotels (but I might be wrong). The constructor who is doing it, has just come out of the meeting, and Vse Radio listeners were among the first he advertized to today. That's as far as I know!!!

I live in Bal Harbour, the original plan was to tear Sheraton down and build a condo/hotel, however the plans have been postponed. However, those developers are well known, and I only offer my clients projects by those developers. Believe it or not, Lev Leviev is also building a luxury condo in the downtown area, however those prices are steep.
If you think the prices are steep, you will regret it a year from now. Instead of putting your money into 401k plans, invest, I have some exciting pre-constructions, and you can always invest with your family to help with the cost.
or you can always buy a condo in the sunny isles area for $350,000 and rent it out, until you are ready to move or sell it later. Sunny Isles is where Trump built a few condo/hotels and where most Russians live.

Something for you to consider. As they say "Let your money work for you"

Yea I know Leviev's 2 projects. The Marquis on biscayne blvd. and the Soleil in south beach if I'm correct. They're out of my league for now, and besides I think its totally sold off anyway.
I was offered some precons at brickell in the summer. One at the Infinity and one in the AXIS. I wonder what a 1 bedroom is going for now in those?

Are you referring to the Trump Grande in Sunny Isles? Is it complete already?

Executive you seem very knowledgeable in the Miami Beach Real Estate Market. To answer your questions..
The Infinity at Brickell condominiums are preconstruction and scheduled for completion in 2007. The 44-story property has studios, 1 & 2 bedroom condos for sale. The condos have city & park views and range from 508 - 1,483 square feet. 1 bedrooms have been sold out!!

The Trump Grande condominiums are preconstruction. The oceanfront property consists of 3 buildings - one condo-hotel, and 2 residential condo buildings. The condo-hotel, Trump International, is now open and is managed by Sonesta International resorts.

Thanks! Wow, this past July I was offered a contract for a 1 bedroom precon in the AXIS for $300K. Talk about a rally hehe..

The prices are continuing to go up. If you had the chance you should have bought it for $300k, it will be rare to see precon being offered at that price anymore.

They want too much down to be frozen for 2 years until completion.... I can make more bankrolling the funds into my business or trading commodities.. Current situation is, rates are going up, trends are changing. Theres more risk now than before. Maybe not in Miami beach because its a playground for the wealthy.. But who knows.
